Vieux Nice is the city's historic heart, a warren of narrow cobbled lanes, ochre façades and Baroque churches anchored by the Cathédrale Sainte-Réparate and the 17th-century Palais Lascaris. The Cours Saleya hosts the famous flower and produce market (Tue–Sun), while Place Rossetti's gelaterias and terraces stay busy late into the night. For investors it is a trophy quarter: limited, protected building stock keeps supply tight and prices at roughly a 20% premium to the city average. The trade-off is a market dominated by seasonal lets and tourism rather than family residency, so long-term yields are modest (~3.5–4%) even as charm and liquidity remain strong.
