About Carré d'Or

The Carré d'Or stretches from Place Masséna and Avenue Jean Médecin to the Promenade des Anglais, bordered by boulevards Victor Hugo and Gambetta. It is Nice's most exclusive quarter, defined by the iconic Hôtel Negresco, the pedestrian luxury of Rue Masséna and the designer halls of Galeries Lafayette, set amid Belle Époque and Art Déco façades. For investors this is a pure prestige play: prices are the highest in the metropolis (~€8,100/m² average, up to €15,000/m² for trophy units) and rental yields are correspondingly thin (~3.4% gross). Demand and liquidity are exceptional and vacancy minimal, making it ideal for patrimonial wealth preservation and lifestyle ownership rather than cash flow.
