Le Port (Lympia)

Built around the Lympia basin, Le Port pairs a working harbour, superyachts, fishing boats and ferries to Corsica and Sardinia, with the lively, café-filled Place Garibaldi and the antiques dealers' quarter. The Place Île de Beauté's 19th-century coloured buildings and the nearby MAMAC museum give the area a distinctive maritime-meets-cultural character. For investors it has become one of Nice's hot quarters, with prices ranging from ~€5,000/m² on inner streets to over €10,000/m² on the seafront. The Tram Line 2 terminus and dense dining scene support rental demand, producing a ~4–4.5% gross yield, healthier than the prestige hills, though local commentary warns that shrinking supply is pushing prices up.
