Howick

Howick wears its history openly. Founded as a fencible settlement in 1847, it still centres on the heritage shopfronts of Picton Street and the Howick Historical Village, a living museum of colonial buildings. But its modern pull is just as strong: sandy Howick Beach and the coastal walkway, Stockade Hill's lookout, and an enviable school catchment topped by the top-decile Macleans College that draws families from across East Auckland. For investors the story is family-rental stability rather than yield heroics, with gross returns around 3.3% and demand underwritten by schools and lifestyle. The headwinds are the soft post-2021 Auckland market and Howick's reliance on cars over rapid transit. Overseas buyers run into New Zealand's 2018 foreign-buyer ban on existing homes; without an OIO exception the realistic path is new-build stock in the wider east rather than Howick's character houses.
