Albany

Albany is the North Shore's modern growth engine. Two decades ago it was largely farmland; today it is a busy commercial and residential centre anchored by Westfield Albany, the big-box Mega Centre, North Harbour Stadium and Massey University's campus, all linked to the city by the Northern Busway. The housing is overwhelmingly new, townhouses, terraces and apartments alongside detached family homes, and the population is among Auckland's most multicultural. For investors, the appeal is newer stock, student demand from Massey and better value than the established lower North Shore, with unit yields around 5%. The caveat is the broader Auckland market, which has been soft and lost real value since its 2021 peak. Overseas buyers face New Zealand's 2018 foreign-buyer ban on existing homes; Albany's deep new-build pipeline, often development-linked, is the most practical route for those without an OIO exception.
