About Diklo

Diklo is Zadar's serene seaside flank, a low-rise coastal village a few kilometres northwest of the centre where the pace slows and the Adriatic stays in view. The shoreline mixes pebble coves, stone houses and newer waterfront villas, with island sunsets over the Zadar archipelago as the headline amenity. It is residential first, tourism second, which appeals to buyers wanting calm without sacrificing the sea. For investors, Diklo is a lifestyle-and-villa play. Waterfront and sea-view homes trade around 3,200-4,000 EUR per m2 depending on position, above the city centre for first-line plots. Yields sit near 3.4-3.8% given the longer-stay, lower-churn rental profile, but capital appreciation has been steady and Diklo benefits from the same 4-7% projected 2026 city uplift, with scarcity of first-line land providing a floor.
