Floriana

Floriana sits just beyond Valletta's land-front fortifications, a planned baroque suburb of grand townhouses, churches and gardens built to defend and serve the capital. Its landmarks, St Publius Church, the vast Granaries square, the Argotti Botanic Gardens and the Mall Gardens, give it a stately, green character, and the Phoenicia hotel anchors its edge, with Valletta's bus interchange and ferries a short walk away. For investors, Floriana is the heritage-at-a-discount play: similar period townhouses and houses of character to Valletta, at lower per-m² prices, with the capital's amenities on the doorstep. Yields are modest (~3.5–4.5%) and period stock needs restoration budgets, but the stately fabric, capital proximity and MPRP-driven demand support durable values. Non-residents require an AIP permit outside the SDA regime.
