Named for Bulgaria's national poet, Ivan Vazov is a refined pocket of central-southern Sofia: quiet, leafy streets pressed between the National Palace of Culture, its gardens, and South Park. It offers the walkability and amenities of the centre without its bustle, which is exactly why affluent professionals and established families covet it. Daily life is easy, the NDK metro station, Tsar Boris III Boulevard and major malls are all within reach. For investors, Ivan Vazov is a top-of-market, supply-constrained hold. At €3,000–€4,000/m² it ranks among the city's three priciest districts, and it logged roughly +13% since end-2023.
