Vitacura is the most exclusive address in Santiago: a leafy, low-rise comuna of generous homes and discreet luxury, where Alonso de Córdova plays the role of the city's Rodeo Drive, flagship boutiques, design galleries and the Museo de la Moda, and the magnificent Parque Bicentenario, with its lagoons and resident flamingos, anchors riverside life along the Mapocho. Its restaurants, including the world-renowned Boragó, are among Chile's finest. For investors, Vitacura is the prestige peak of the market: the highest per-square-meter prices in the city paired with the lowest yields (~3.5–4.5%), making it a capital-preservation and lifestyle play rather than an income one. Demand comes from high-net-worth families and executives seeking premium long lets or owner-occupied homes. The trade-offs are real, no Metro and genuine car-dependence, plus CLP/UF currency exposure, but for buyers prioritising prestige, security and quality of life, nowhere in Santiago ranks higher.
