Town Bay

Town Bay is the heart of San Juan del Sur, a horseshoe of golden sand framed by the hilltop Christ of the Mercy statue, ringed by beachfront restaurants, bars, hostels and the town's main commercial grid. It is the most walkable and rentable part of the municipality, the default base for tourists arriving by shuttle from Costa Rica and the most liquid resale market on the coast. In-town homes and condos generally run USD 150,000 to 450,000, with beachfront and view units at the top of the range; town pricing sits near the municipal USD 2,200 per square metre average. Nightly rates of USD 160 to 180 against 30 to 33 percent occupancy yield roughly 6 to 7.5 percent gross, with capital growth the main driver. Foreigners own titled town parcels outright; note Ley 690 public-domain limits on the sand-frontage strip itself and budget for careful title verification.
