San Lorenzo is the busy heart of Salinas, the central beach fronted by the high-rise Malecón, where the city's tallest condo towers, restaurants, bars and tourist services concentrate. It is the liveliest stretch, packed during the Ecuadorian high season and the engine of the town's vacation-rental economy. For investors it is the prime short-term-rental play. Beachfront condos trade around $1,300–$1,600/m², with one- and two-beds from roughly $80,000–$160,000, and the heavy seasonal footfall pushes well-run vacation rentals to 7–9% gross yields. The concentration of amenities and tourism keeps occupancy and resale liquidity high, supporting 4–5% appreciation.
