Kato Paphos wraps the historic harbour and Medieval Castle, fronting the UNESCO-listed Archaeological Park and its House of Dionysus mosaics. Poseidonos Avenue threads hotels, tavernas and the seafront promenade down toward Lighthouse Beach. In peak season the strip buzzes with tourists; off-season it settles into a calm expat-resort rhythm. It remains Paphos' top short-let zone, with the Tombs of the Kings, beaches and Kings Avenue Mall all close by, a self-contained coastal base for buyers prioritising rental demand and walkability. Reduced 5% VAT applies to a qualifying primary residence; short-lets now require an EOT licence to factor into yield assumptions.
