Kew is Melbourne's school suburb par excellence. Within a short radius sit Xavier College, MLC, Trinity Grammar, Carey and Ruyton, and families across the city compete for homes in the catchment. The streetscape matches the reputation, grand Victorian and Federation houses on large blocks, mature trees, and the riverside expanses of Yarra Bend and Studley Park just below. For investors, Kew is a long-game, capital-growth proposition. House yields hover around 2% because buyers pay for land, heritage and schools, not income; well-located apartments do a little better near 3.6%. Victoria's investor land tax is the main headwind on net returns. Overseas buyers face an additional structural limit: the 2025 ban on established dwellings removes the heritage houses from consideration, channelling foreign capital into FIRB-approved new townhouses and apartments.
