The streetscape matches the reputation, grand Victorian and Federation houses on large blocks, mature trees, and the riverside expanses of Yarra Bend and Studley Park just below. For investors, Kew is a long-game, capital-growth proposition. House yields hover around 2% because buyers pay for land, heritage and schools, not income; well-located apartments do a little better near 3.6%. Victoria's investor land tax is the main headwind on net returns.
