The Vieux-Port has been Marseille's anchor for 2,600 years and remains its civic centre, lined by ochre buildings, the daily fish market on the Quai des Belges, and Norman Foster's mirror-roofed Ombrière. The Hôtel de Ville, Fort Saint-Jean and the MuCEM frame the harbour mouth, while Notre-Dame de la Garde watches from the hill above and the pedestrian shopping spine of Rue Saint-Ferréol runs inland. For investors it offers unrivalled centrality, harbour-view premiums and intense tourist and downtown rental demand, accessed directly by Metro M1's Vieux-Port station. The trade-off is noise, crowds and elevated pricing; honest buyers should note the adjacent Noailles/Belsunce streets are markedly more variable, so micro-location within the core matters a great deal.
