Tserkezoi (Tserkez Tsiftlik) sits on the western edge of Limassol municipality, historically a small Circassian-founded farming settlement that recorded only a few dozen permanent residents at the 2011 census, with part of its area extending toward the Akrotiri base and the Lady's Mile shoreline. In practice, the name now functions mainly as a real-estate locality label spanning the western-Limassol fringe between the city centre and suburbs like Zakaki, Kato Polemidia and Ypsonas, an area threaded with light-industrial plots, low-rise housing and a growing pipeline of new apartment blocks. It is not a beachfront enclave like Germasogeia or the Marina; its appeal is positional, minutes from the A1/A6 highways, My Mall, the New Port and the City of Dreams resort, while the Tsirio athletics stadium anchors the eastern approach. The investment thesis is value-relative-to-Limassol. Coastal and Marina districts now command €7,000-€12,000/sqm, but western/inland neighbourhoods start nearer €3,000-€3,600/sqm, meaning Tserkezoi-area stock can clear Cyprus's PR-by-investment threshold of €300,000 in new residential property (plus a €50,000 secured annual income) more comfortably than prime-coast units. With Limassol prices up ~6% year-on-year to early 2026 and foreigners accounting for ~56% of 2024 transactions, this locality offers a residency-qualifying entry point into Limassol's tightening market without front-coast pricing, the trade-off being a less glamorous, more functional setting.
