Weekends bring Singaporean families across the Causeway for the cafes, hawker rows and golf, and the area’s three nearby golf clubs plus international schooling make it a genuine own-stay destination rather than a speculative play. For investors, that own-stay character is the point: demand here is anchored by families and working professionals, not by cross-border condo flippers, so rentals fill quickly and vacancy is low. The trade-off is modest appreciation, landed homes hold value better than the serviced apartments, which still compete inside the oversupplied Tebrau corridor. Treat Mount Austin as a steady-yield, lower-volatility hold. You will not catch the RTS speculative spike here (it is not station-adjacent), but you also avoid the worst of the high-rise overhang. Landed and lower-density product is the safer bet, and the RM1m Johor foreign-buyer minimum keeps the foreign pool focused on the higher-tier stock.
