German Colony

The German Colony is the most romantic corner of Haifa. Laid out by German Templars in the 1860s, its red-roofed stone houses line Ben Gurion Boulevard, which runs straight up the hillside to the dazzling terraces of the Baha'i Gardens. Today the colony is one of the city's best dining and strolling districts, packed with restaurants, cafes and boutiques and busy with both locals and visitors. Expats and retirees love its flat, walkable streets and historic character. For investors the draw is tourism and short-let demand on the back of the gardens and dining scene; the cautions are that income leans on tourism, heritage flats are smaller and costly to renovate, and Haifa's yields are modest within Israel's wider security and rate uncertainty.
