This is the most coveted - and most regulated - real estate in the village, sitting squarely inside the 100-metre coastal zone where foreign buyers must hold title through a Salvadoran corporation or trust structure. Despite the structuring requirement, beachfront delivers El Zonte's strongest nightly rates and brand-name appeal, with oceanfront homes and condos commanding $1,000-$1,058/m2 and gross yields of 8-9% in peak surf season. New oceanfront condo projects (1-bed from the mid-$300Ks, 2-bed mid-$400Ks at comparable El Salvador coastal developments) target the vacation-rental investor directly. The scarcity of true beachfront and the Surf City highway upgrades support continued premium appreciation despite broader saturation concerns.
