About El Centro Histórico

El Centro Histórico is the postcard Cuenca: red-tile roofs, the blue-domed Catedral Nueva on Parque Calderón, and the Tomebamba River edged by leafy walkways. As a UNESCO World Heritage site it is also Ecuador's most coveted urban address, packed with retirees, cafés, museums and Spanish schools within strolling distance. Restored colonial casas and boutique condos here are the city's prestige product. The investment case is scarcity. Heritage rules cap new central supply, so well-located apartments hold value and rent strongly to long-stay expats and short-term visitors, producing 7.5–8.5% gross yields. Median pricing runs $1,250–$1,400/m², with restored two-bed apartments around $120,000–$180,000. A purchase near $48,200 qualifies for the investor-residency visa, and annual taxes stay under $300 in this fully dollarized market.
