Quinta da Marinha is an exclusive gated resort enclave west of Cascais, built around championship golf (the Oitavos Dunes links and Quinta da Marinha Golf), an equestrian centre, and a pine forest meeting the Atlantic at Guincho. Security, sport and seclusion define the lifestyle. Real estate is the most expensive in the Cascais set, gated villas roughly €7,500–€14,000/m², with modern four-to-six-bedroom homes typically €2.5M–€8M and frontline positions higher. It is a trophy/capital-growth market dominated by HNW international buyers, with the lowest rental yields and tightly constrained new supply inside the Natural Park surrounds.
