The Aviatorilor–Herăstrău district is Bucharest's most monumental address: Bulevardul Aviatorilor sweeps north past embassies and luxury residences to the Arch of Triumph, while King Mihai I (Herăstrău) Park, 187 hectares wrapped around a lake, home to the Village Museum and the Royal Family's Elisabeta Palace, forms its green frontage. Lakeside restaurants like Pescăruș and Berăria H, the Aviatorilor metro at Charles de Gaulle Square and easy reach of Promenada and Băneasa malls round out a polished, parkside lifestyle. For investors it is a prestige-plus-growth market. At €4,500–€4,900/m² it shares the top of the price ladder with Primăverii, and the wider Aviației/Pipera/Floreasca belt has appreciated roughly 34% in two years on the back of north-Bucharest office and luxury demand. Prime park-front yields compress to about 3.5–4.5%, though smaller Aviației apartments reach ~5%. Scarce park-front land and steady HNW and expat demand make this a resilient capital-growth play with prestige tenant quality.
