Ixelles (Elsene in Dutch) is Brussels' most cosmopolitan and international district, a dense, walkable, university-driven quarter that has long been the heart of Brussels' expatriate, student, and young professional communities. The neighborhood combines stunning Art Nouveau architecture (Maison Saint-Cyr, Hotel Tassel), the ULB and VUB universities, two beautiful lakes (Etangs d'Ixelles), and one of Europe's most vibrant African diaspora communities (Matonge). Residential prices run EUR 4,500-7,500 per square metre with gross yields of 4.5-6.0%.
