Chapinero is the trendiest, most diverse district of Bogotá, stretching from the dense, commercial Chapinero Central, the city's nightlife and LGBTQ+ hub, up to the leafy, upscale Chapinero Alto against the Cerros Orientales. Its calling card is the Zona G (Zona Gourmet), Bogotá's premier fine-dining cluster (Criterión, Harry Sasson), and it is anchored by major universities like the Javeriana, giving it a youthful, energetic character. For investors, Chapinero is Bogotá's most liquid trendy market: deep rental demand from students, young professionals and expats, short-let appeal around Zona G, and strong gross yields of ~6–7.5%, genuinely higher than most prime global markets. Chapinero Alto and Zona G command the premiums, while Central is more variable in price and security.
