Foreign Ownership and Alien Landholding Licence
RestrictiveForeigners can own freehold property in St Kitts and Nevis, but most non-citizen buyers must obtain an Alien Landholding Licence before acquiring land. Citizenship-by-investment buyers of approved real estate are treated differently.
- Non-CBI foreign buyers generally require an Alien Landholding Licence, typically costing around 10% of the property value
- CBI applicants purchasing qualifying CIU-approved real estate are generally exempt from the Alien Landholding Licence
- Qualifying CBI real estate must be held for at least seven years after citizenship is granted to maintain status
- Developer/condominium real estate qualifies for citizenship from US$325,000; private single-family homes from US$600,000
- Real estate must be purchased from the official CIU-approved project list to qualify for citizenship
- The resale market is small and illiquid; exit timing should be planned carefully
